Most asphalt shingle roofs last between 20 and 30 years, so you are bound to need a new roof sooner or later. You can get the most out of your shingles with regular repair and maintenance, but over time, you may notice signs that it’s time for a new roof. These might occur gradually, or if your roof is over 20 years old and you experience severe weather or another event that requires major roof repair, it is probably time to invest in a new roof rather than fixing the old one.

Don’t wait for major problems to develop before replacing your roof. Water damage can harm the structure of your home, lead to mold problems, and damage your insulation. Fixing all these problems will probably cost significantly more than replacing your roof when it’s time.

Here are some signs that it may be time to consider a new roof:

Deteriorating shingles: You may notice that the edges of some of your shingles have started curling. Another sign is that the tabs are cupped. Shingles that are developing cracks are another common issue that occurs over time.
Granules on the move: The granules on your shingles are not for waterproofing, but they do help protect the shingles from UV damage. Once the granules start coming off, you may notice spots that look bald on your shingles, or you may find significant numbers of granules in your gutters.
Appearance: Over time, algae can cause dark streaks on your shingles. If your roof is shady, moss may begin to grow as your shingles age. Moss growth can damage the granules and accelerate the aging of your shingles as well.
