Regular roof inspections are a key defense against major roofing repairs. But the question of how often you should have professional roof inspections depends on many different factors. These factors include the type of roofing material you have, the age of your roof, severe weather events that make it more likely that your roof has sustained damage, and other factors.

One major advantage of regular roof inspections is that you are likely to catch small problems that can be corrected with minor roofing repairs, avoiding major issues that can be caused over time like structural damage to your property, mold overgrowth, and damage to your insulation, to name a few.

When your shingle roof is less than 5 years old and you have no reason to think there is an issue, it may be appropriate to do your own exterior visual inspection from the ground and check your attic for signs of water. Once your roof is more than 5 years old, and certainly if it is more than 10 years old, you should consider getting a professional inspection regularly. These inspections are best conducted in the fall, as winter can be a challenging time for roofing repairs.

Your professional roofing inspector will look at all the components of your roof system, not just the shingles. Is your roof sagging? What are the conditions of the soffit, fascia, gutters, and chimneys? Are your attic vents working properly? Are the rubber boots and seals around your vents sound? When in doubt, get your roof inspected and get needed roofing repairs handled in a timely fashion. After all, your roof is key to protecting your entire home, one of the largest investments of your lifetime.
